Battle Bend Springs is a cohesive South Austin community established in the 1970s. The neighborhood is slightly hilly with beautiful trees. The area is bordered by Interstate 35, South Congress Ave. St. Elmo and Stassney create the north and south borders. Average square footage of the homes in the area is around 1300sqft. |
| This is an up-and-coming neighborhood where the proximity to downtown make its selling point. One who doesn’t know that South First and Congress exist as main arteries to downtown, would mistakenly take I35 during rush hour to get home. It takes us close to 7 minutes from Ladybird lake to reach this neighborhood (during rush hour) on either street. It’s a great place to live if you commute to the towns south of Austin. | ![]() |

. Many homes in Battle Bend Springs have larger backyards and a few of them back to the greenbelt of Williamson Creek. My wife and I walk our dog (and child) in this area. Just by saying “hello” or chatting with the neighbors, you’ll quickly realize that they are friendly and caring and there’s a close-knit feeling in this neighborhood. The Fiesta Grocery Store, Lowes and many new restaurants are within a stone’s throw from this area. This part of Austin is going through major changes. The homes are being purchased, remodeled and sold to eager new-comers that want to live in this area. According to the Gracy Title Heatmaps measuring the value of these properties was hardly affected by the real estate slump.
